Residential Builders Working Across Bromley

Bromley is the largest and greenest of the London boroughs, and its housing reflects that space. Much of the stock is generous: large 1930s detached and semi-detached homes in Bickley and Chislehurst, Edwardian villas around Beckenham, and Victorian houses near Bromley North and Sundridge Park. These are homes with room to grow, which is why so much of our Bromley work involves adding to and reworking family houses rather than starting from scratch.

As residential builders in Bromley, we take on the projects these properties call for — two-storey extensions across wider plots, loft conversions on suburban semis, and full refurbishments of period homes. We work alongside the architects, designers, and homeowners active across BR1, BR2, and the surrounding areas, turning drawings into a finished home that holds up.

Local Expertise

How Bromley's Homes and Planning Actually Work.

Being a good building contractor in Bromley means more than knowing how to build. It means understanding a borough where more than half the land is Green Belt, where planning is shaped by an Urban Design Guide, and where several neighbourhoods carry Areas of Special Residential Character designations that ask new work to sit comfortably alongside the existing street. Bromley Council also protects a large number of conservation areas, so the first question on any project is where the property sits.

It also means reading each area for what it is. The big detached houses of Bickley and Chislehurst handle two-storey extensions well. The Edwardian and Victorian homes of Beckenham and Bromley North reward careful restoration. Suburban semis across the borough are natural candidates for loft conversions. We bring that reading to every brief, and we check the planning position before anyone picks up a tool.

Bromley Conservation Areas

Design responses that suit the borough's conservation areas and Areas of Special Residential Character, worked out with the architect and, where needed, a heritage consultant.

Bromley Council Planning

A practical grasp of local planning policy, Permitted Development, Green Belt constraints, and what the council looks for in a householder application, helping homeowners plan and progress their projects with greater confidence.

Party Wall & Neighbours

Full Party Wall coordination, which matters as much for a two-storey extension on a Bromley semi as it does for a terrace, so neighbour relationships stay intact.

Case Study

recent project across wandsworth..jpg
A two-storey extension and full refurbishment of a 1930s home in Bickley.

A 1930s detached house in Bickley, extended and reworked from top to bottom with the family's appointed architect. The plan added a two-storey rear extension for a larger kitchen-diner below and a new bedroom and bathroom above, alongside a loft conversion and a full refurbishment of the existing house.

The work threw up the usual questions of an older property: foundations that needed checking before the new structure could sit on them, a roof reworked to take the loft, and services brought up to current standards throughout. We phased the build so the family could stay in part of the house, agreed Party Wall terms with both neighbours early, and matched the new brick and tile to the original so the extension reads as part of the house rather than an addition.

“The builders followed the architectural plans to the letter and we could not be happier with the result, the detail, and the quality of the finish. When problems came up, as they always do on a project like this, they owned them and sorted them out.”
